S&techs is engaged in the early stages of the process and works side by side with the Client & Consultant team as an integral team member, S&techs provides Buildability advice, Budgeting and Value Engineering, Services, Programme/ Schedule Development and Open Book procurement during the pre-construction stage and on site supervision during the construction stage. S&techs Contracts with all sub-contractors and Vendors, providing the Client with single source accountability.
S&techs will provide initial budgeting services utilizing our extensive database of costs to assist Clients in determining their expenditure requirements. As the design & engineering is progressing, S&techs will refine the Budget Estimate accordingly. Should it be noted that the design is exceeding the initial planned Budget, S&techs will engage in extensive Value Engineering working closely with the Team to bring the design cost back in line. When providing Construction Management services, S&techs is in a position to engage in early procurement of Long Lead Items in order to ensure the Schedule is not in jeopardy. S&techs will also share on an Open Book basis Subcontractors’ & Vendors’ Quotations received to ensure the Client is comfortable that the best pricing is being obtained in the market. S&techs will contract with and manage all Subcontractors and Vendors.
S&techs has vast experience in providing Value Engineer Services enabling Clients to meet their budget requirements while maintaining as much as possible the aesthetic look they require.
S&techs will provide both preliminary and detailed Schedule and Programming services including Critical Path analysis and detailed Phasing Plans.
S&techs will provide full-time on-site Construction Supervisory. Technical and Health & Safety personnel to rigorously monitor project progress and quality.
S&techs will coordinate and manage Client Direct Vendors such as Furniture, Audio Visual & IT and bring them into the planning and project completion process.
S&techs will complete all O&M Manuals and As-Built Drawings and provide the Client with all required warranties and guarantees. In addition, S&techs will manage all final inspections, Client Staff Training and submit the Final Account for approval.S&techs will expedite the completion of all snagging / punch items in a timely fashion ensuring the Subcontractors cooperate and participate in the snagging completion process.
